THE OLD FARMHOUSE, Charlbury is a substantial and unusual property combining a truly magical feel with many practical advantages. The view over Wychwood forest from the balcony (that embellishes the very large second floor Barn Room)is spectacular.

The Old Farmhouse was renovated under the direction of OHL Ltd and of a consultant, with a doctorate in the poetry of John Donne, thereby generating a poetic approach to this ancient structure and to the adjoining split level formal garden!

(A) PRACTICAL ADVANTAGES

(1) Rail Links. The Old Farmhouse is a few minutes walk from Charlbury station. There are frequent trains to Oxford and to London. There are some rather fast direct trains to London.

(2) Office Space One of the (ground floor) rooms has planning permission for office use and the office space enjoys both internal and street level entrances. The office space has security grills and other appurtenances. A separate office building (The Old Bank House, Charlbury - see this site) at a rent of circa 12,750 pounds p.a. is also available. This building is a few hundred yards from the Old Farmhouse.

(3) Sauna A purpose built sauna is present on the second floor.

(4) Garden An easy to manage garden, with contract gardener available.

(5) Parking Parking in Sheep Street or (by negotiation and payment of a fee) in the Bell Hotel car park. (The garden gate of the Old Farmhouse leads via a short driveway to the Bell Hotel car park.) For the sake of clarity there is no current contract with the Bell.

(6) Management A small and (usually!) courteous private management company is in charge of the Old Farmhouse - see website www.ohllimited.co.uk.

(7) Amenities Near to a range of schools, restaurants, delightful country walks and other amenities,

(8) Road Links Reasonable road links to Oxford, Witney and Banbury are present.

(9) Space A surprisingly large amount of space for central Charlbury: the enormous Garden Room with its orangery style gothic doors is ideal for entertaining. We do not at present have an estimate of the total square feet in this property: suffice it to say that the Old Farmhouse is a large house with multiple levels. Prospective tenants must make their own measurements: but we would not be surprised if the total area approached 7,000 sq/ft. We emphasize this figure is a mere guess. The geometry of the house is quite difficult to grasp: the best idea is to walk in a circle from ground floor up to the third floor level, then walk into the magnificent (turreted) Barn Room, go to the sauna and then down the second flight of stairs to the ground floor. At this point one can enter either the office space, or the Garden Room (orangery), or the main sitting room. The circular tour reveals how the present Old Farmhouse came into being. It is a combination of the original farmhouse and of the adjacent barn. (The latter was for a time a village shop.) Barn and farmhouse enjoyed different floor levels hence the present rather complex three dimensional structure.

(B) AESTHETIC ADVANTAGES

(1) The Old Farmhouse is regarded by many as an interesting and quite beautiful building in an attractive setting. The house contains some nice woodwork such as an elm staircase, antique wooden fire surrounds and many gothic doors.

(2) A marvellous feature of a tenancy of the Old Farmhouse is that it comes with (at a nominal fee of 10 pounds p.a.) the Right to Roam over the circa 300 acres of Hill Farm, Taston(see website). Hill Farm is set in beautiful countryside and is within a walking distance and short driving time of the Old Farmhouse. Taston is a little village in the direction of Enstone. The Right to Roam over Hill Farm complements the rather small (but elegant) garden of the Old Farmhouse.

RECEPTION/OFFCE ROOM - (9.9m x 7.74m) - a large room with 2 box bay windows. Very high ceiling and lots of original period features.
